Not every low spot needs piers. When settlement is shallow and isolated — a sunken porch, walkway, or patio slab — injection leveling raises the concrete back to grade in hours, not days.
Polyurethane injection uses a lightweight, expanding foam pumped through small holes drilled into the slab. It cures in about 15 minutes, doesn't add significant weight to already-soft soil, and is our default recommendation for most Burleson driveways, patios, and walkways. Traditional mudjacking pumps a heavier cement slurry underneath the slab and is sometimes a better fit for larger commercial slabs where cost per square foot matters more than cure time.
Slab leveling raises concrete, it doesn't stabilize a structure with active foundation settlement. If your elevation survey shows the interior slab has dropped more than about half an inch, or the settlement pattern involves multiple corners of the home, piering is the repair that actually addresses the cause — leveling alone would need to be redone as the ground keeps moving underneath it.
Most residential leveling jobs (driveways, walkways, small patios) run $500–$1,500 depending on square footage and how much lift is needed. Larger slabs are priced per square foot after inspection.
Polyurethane cures in about 15 minutes and is typically ready for light foot traffic the same day. We'll give you exact timing for vehicle weight based on the specific job.
The holes are about the size of a dime and we patch them with matching concrete color. They're noticeable up close but not from a normal viewing distance.
That's exactly what the free inspection determines — we measure the extent and pattern of settlement and recommend the repair that actually matches it, not the more expensive option by default.
Free inspection, same-day quote, most jobs finished in a day.
